We have ONE cottage with three bedrooms. Rates are based on twin share. At certain times bookable for use of one or two bedrooms, other rooms are looked off.

- No extra overnight guests.
- Pets by arrangement only refer to our pet-friendly page.
- No smoking inside the cottage*.
- Please leave the cottage clean and tidy on departure*.

Early check-in / late check-out may be available subject to housekeeping requirements.
Normal check-in is from 2pm and check-out by 11am.
Conditions of Stay: All guests and visitors to the premises need to abide by the current Australian and NSW Governments’ Public Health Orders.
If you or any of your party are displaying any of the COVID-19 symptoms we request that you reschedule your stay.
All guests and visitors must abide by the NSW Fair Trading code of conduct for short term accommodation rental.

Booking Terms
Rates are based on twin share i.e. 2 persons per room.
Rates may vary depending on number of bedrooms used.
Cottage is always booked for exclusive use.
Booking is for number of guests stated in the booking confirmation, additional fees apply for extra guests.
Minimum stay 2 nights weekends and some holidays; 3 nights minimum public holidays and Christmas Holidays.

Payment
Bookings are confirmed on receipt of 50% deposit.
Full payment required 14 days prior to check in.
Early bird discount bookings are payable in full at time of booking.
Cancellations
If guest cancels outside (& inclusive of) 14 days of the arrival date 100% refund to guest. 2. If guest cancels within (& inclusive of) 14 days of arrival date no refund applies to guest. 3. In the event of reselling the total of cancelled accommodation guest to receive 100% refund. No shows are charged in full.
Early bird discount bookings are non-refundable.
Travel Insurance: we recommend that you should take out travel insurance and ensure that it covers you for the COVID-19 crisis.
